BHK, villament, plot, township — if you're buying your first home in Bengaluru, the vocabulary alone can be confusing. Here's the plain-language version.
Start with the unit, not the jargon
BHK (Bedroom-Hall-Kitchen): the basic unit of Indian residential real estate. A 2BHK has two bedrooms, a hall, and a kitchen — the standard entry point for most first-time buyers and small families.
3BHK / 4BHK: more bedrooms, more space, priced accordingly. The jump from 2BHK to 3BHK is usually the biggest one first-time upgraders make.
Beyond the bedroom count — the format itself
Apartment: a unit inside a multi-storey building, shared walls, shared amenities, managed by a residents' association or builder-appointed management.
Villa: a standalone house, usually on its own plot, inside or outside a gated community.
Villament: a hybrid — independent-feel floors with limited or no shared walls, but inside a managed, <a href="/topic.php/township-living-what-you-actually-get-for-the-premium">gated community</a>. Newer category, growing fast in North Bengaluru specifically.

Most first-time buyers in Bengaluru start with a 2BHK or 3BHK apartment — it's the most liquid format (easiest to resell), the most predictable cost structure, and the lowest maintenance burden. Villas and villaments usually make more sense on a second purchase, once budget and family size have grown.
