. Buyer FAQs: What People Actually Ask Us About North Bengaluru Real Estate
The questions we hear most often from North Bengaluru buyers — answered plainly, without the sales pitch.
"Is North Bengaluru actually growing, or is that just marketing?"
It's genuinely growing — the infrastructure projects (Peripheral Ring Road, Satellite Town Ring Road, metro Blue Line) are in active construction or advanced tendering as of 2026, not just planning documents. That said, "growing" doesn't mean every project in every corner performs the same — location and developer specifics still matter enormously.
"Should I wait for prices to drop, or buy now?"
Nobody can predict short-term price movement with certainty. What's more useful: understand whether the infrastructure and demand drivers for your specific micro-market are still ahead of you or behind you. If they're still ahead, waiting doesn't guarantee a better price — it might mean paying more once the catalysts land.
"What's the difference between a builder floor and a villament?"
A builder floor is typically one floor of a small, low-rise building, sold individually — not necessarily inside a managed gated community. A villament is specifically inside a managed, gated township, with shared security and amenities, but independent-feel layout. The management structure is the key difference.
"How much should I budget beyond the property price?"
Beyond the quoted price: registration and stamp duty (state-specific), GST on under-construction properties (rates vary by category), potential brokerage, and interior/furnishing costs if the unit is unfurnished. These commonly add a meaningful percentage on top of the base price — always ask for the full breakdown before committing.
"Is it safe to buy under-construction, or should I only buy ready-to-move?"
RERA registration significantly reduced the historical risk of under-construction purchases in India, by mandating milestone-linked payments and project fund segregation. That said, developer track record still matters — a well-regarded developer's under-construction project carries meaningfully less risk than an unknown one's.
