Every brochure lists thirty amenities. Maybe eight of them actually affect your daily life or your resale value. Here's how to tell the difference.

The brochure amenities arms race

Clubhouse, infinity pool, mini theatre, pet park, co-working lounge, amphitheatre — modern project brochures read like a resort listing. Some of it matters. A lot of it is filler that sounds impressive and gets used twice a year.

What actually affects daily life

Power backup coverage — full backup vs. partial (common areas only) is a real, daily difference, especially in areas where grid reliability is still catching up to construction pace.

Water management — a project's water source and backup plan (borewell, Cauvery connection, treatment plant) matters more long-term than almost any listed amenity.

Security and access control — actual staffing and systems, not just "24x7 security" as a bullet point.

Green and open space ratio — how much of the plot is genuinely open, versus how much is built up right to the edges.

What matters for resale, separately from daily life

Amenities that are expensive to maintain and rarely used (large pools, elaborate clubhouses) can become a liability if the community's maintenance fund isn't well managed — ask about the maintenance corpus and monthly charges, not just the amenity list.

The one-line filter

Before getting impressed by an amenity list, ask: will I personally use this monthly, and is it something the community can actually afford to maintain well for the next ten years? If the answer to either is no, weight it lower than the brochure wants you to.
